Its about 30 minutes to bourgas airport. It is 5 minutes walk to the centre of the village with shops ,2 bars,post office and others . There is public transport from the centre It is New build never really lived in since built in 2010 and has been standing idle since the builder's finished their part.House is 25-30 square metres on 2053 square metres of land .The sale deed states 2053 square metres but there is actually an additional 703 square metres missing as i also bought the part next door in the sketch but its an error on the notary side that can be rectified on sale as its not disputed. Just an error so it is more than 2053 square metres. Land and house is part of this auction as one. It is personally owned by me a British citizen still living in UK and not through a company. Has 1 bedroom, 1 living room, 1 bathroom, 1 kitchen and a bathroom. It was originally built as a small guest house intended for visiting friends and family so they and i have privacy when they visit and they could stay as long they liked if the main house was built and we are not in the same building . A great arrangement for family and friends i might miss.I had intended to build a second main house for myself on the 2053 square metres of land but did not start the build,the small house would have doubled up as a place to stay while building the main house.It is livable as it is fully secured and has water and electricity in place if you can manage washing the Victorian way for a short while until you fit the septic tank .Im using a Thetford portable toilet when there which i will leave there if sold, its in the bathroom. It has been standing in this unfinished state for while and the back bedroom requires replaster and repaint from the skirting boards going up 1m and below the window on one side due to condensation. 90 % of the room has no issues, Small job and that's the only issue and very small leak in the kitchen when rain very heavy. It is sold as an unfinished project that is really almost finished and just needs the bathroom units, septic tank ,kitchen sink units and some paint retouch and other small jobs.Brushes and vegetation grow real fast in Bulgaria and will need a lot clearing to expose entrance and garden.Has not been used for many years brushes grow into trees fast there. There is designated entrance to connect to the road agreed by the municipality but it needs a lot of clearing with a few trees to cut down and a lot of work with a strimmer ,brush cutter and chainsaw but it not urgent as the neighbour allows me access through his land for as long as needed until path is cleared and no pressure or rush as he doesn't live at his house or use his land at the moment. It is very secure and secluded because its sandwiched between 3 neighbours houses and the only way in is obstructed by a small stream that is almost dried up that lies between the house and road. I had in mind to put wooden planks or rocks accross the almost dried up stream and use that as entrance to the house connecting to the road and park on road until i sort access or leave it like that for added security.
