LICENCE CONDITIONS AND PARK RULES
The Licence To Occupy The Pitch is not transferable without mutual agreement of both parties on any sale or change of ownership of the Cabin or Caravan.
The Licence To Occupy The Pitch permits the owner to place a Cabin or Caravan which has been purchased through the Company on a pitch specified by the Company for the season in question and is limited to holiday/leisure purposes only. It is not intended to create a greater right or interest and in particular does not constitute a tenancy of any nature whatsoever.
A licence fee will be charged annually and pro-rata if a change of owner occurs. The charge for the following year will be notified in October is payable on 1st January of every season.
The Sale of Mobile Cabins and Caravans – COMPANY transaction only.
Mobile Cabins and Caravans may remain on the Park up to a maximum of 20 years from the signing of the first licence.
The Cabin may be used for not more than 11 months in any year with notification of Vacation times to Margaret. Sub-letting is NOT allowed. The definition of our sub-letting is the use of the Cabin or Caravan by persons other than the owner or immediate family. For this purpose immediate family means the owner’s spouse, children, brothers, sisters, parents, grandchildren, brothers in law, sisters’ in law and parents in law. The Licensee must be the main user. Sub-letting to unaccompanied family members under the age of 18 years is not permitted.
All unaccompanied visitors must introduce themselves to the Park Manager on arrival at a convenient time and register their name, address and car number. Failure to do so may result in the Company asking them to leave the Park.
Owners must ensure that their Cabins or Caravans are adequately insured; in particular third party risk including public and personal liability. Evidence of such insurance must be produced on request.
The Cabin/Caravan owner will be responsible for cutting the grass and the general tidiness of the area surrounding his Cabin/Caravan, or a service charge can be applied to keep the grass area in a tidy condition. The Cabin/Caravan standing must be kept free of weeds and grass etc; and the Cabin/Caravan maintained in a clean and presentable condition. Where possible a garden should be laid out.
No porches or extensions to the Cabin or Caravan may be erected. Storage bunkers must be made of non-combustible materials, be of standard size and be no higher than the bottom of the lowest window.
The colour of the Cabin or Caravan may not be altered unless approved by the Company.
No washing of any description to be hung out at any time.
The cutting or lopping of trees is strictly forbidden without consent of the Company.
All Cabins and Caravans must be fitted by law with adequate fire fighting equipment.
Shooting is strictly forbidden and no firearm of any description whatsoever will be permitted on the Park.
No open fires shall be made on the Park or surrounding woodland.
Garden refuse must not be deposited in dustbins or tipped in the woodland. It must be disposed of in designated areas – please see Park Manager.
For safety reasons, Gas bottles are limited to 19kg size. Central heating models up to 47kg.
Electrical appliances used in Caravans must not exceed 20amps or 5KW due to supply limitations.
Disposable nappies, kitchen roll, sanitary towels, tea bags, cooking oil or fat MUST NOT be flushed down toilets.
Cabin/Caravan owners may bring dogs on the Park provided they are kept on a leash and under strict control at all times. Cats must wear a collar with a bell attached – this is to protect the red squirrels and NO Barking allowed – dogs to be kept under control.
There is a speed limit of 10mph which must be strictly observed at all times – persistent offenders will be requested to leave their vehicles on the front car park. All vehicles driven on the Park must be adequately insured against third party risks and all drivers must hold a full current driving licence.
Commercial vehicles i.e. pickups, vans etc must be left at all times on the front car park, the only exception being for loading and unloading.
Motor vehicles must not be driven on the Park between the hours of 11.30pm and 7.30am unless prior permission is sought from the Park Manager. During these times they should be left on the front car park.
The Cabin or Caravan may not be occupied as a private or sole residence or used as a permanent postal address.
No profession, business, agency or trade of any nature may be carried out on the Park or from any Cabin or Caravan.
No musical instruments, radios, TV’s or any other sound reproduction or amplifying equipment may be played or used so as to be audible outside the Cabin.
Boats are not permitted on the Park without the approval of the Company.
The Company shall not be liable for any loss, damage or injury to any person, caravan, cabin, boat, vehicles or property from whatsoever cause.
The Company shall not be liable for any loss, damage or inconvenience whatsoever and to whomsoever that may be caused arising out of the fact that any part of the Park or any of the facilities thereon may not be available as a result of circumstances beyond the control of the Company.
The Company shall be entitled to terminate permission to place a Cabin or Caravan on the Park if in the opinion of the Company these conditions and regulations have not been complied with or if there has been any behaviour on the Park of any person which in the opinion of the Company requires immediate removal from the Park of such a person and/or the Cabin/Caravan.
In the interest of good Park management the Company shall be entitled from time to time to vary or alter any existing site rules.
