THE LAND:
I am selling plot 2. (Terrain constructible plat 2240 m² , 46330 LENTILLAC-DU-CAUSSE)
This is 1 of 4 plots which were put up for sale by the community for residential development about 10 years ago. Plots 1 and 3 are also now privately owned with plot 3 building completed and occupied permanently by a French family.
See also .ps://www.monbeauvillage.fr/46/46330/lentillac-du-causse/google-map. The completed property plot 3 next door can be seen on terrain view, look left of the road marked Mas de Fargues.
Reasons for selling are that our family circumstances have changed, it was our intention to retire and live permanently in France but this is no longer possible.
My plan had been to put a temporary mobile home on the site and connect water and electricity to provide accommodation while the property for which I had received planning permission was under construction.
This building licence and planning have now lapsed. New applications will be required by the new owner.
The local Maire's office will give guidance on building licence and planning applications and regulations. Mairie Le Bourg 46330 Lantillac du Causse 056531340.
I have shared with you some of the drawings of the property I proposed to build and would draw your attention to the photograph showing the house on plot which is a simulation.
A recently completed G1 survey confirms the land is suitable for building on.
The successful purchaser will need to apply for a building licence. The contract to purchase 'Compromis de Vente' will be subject to this being granted to you by the Commune.
You may then apply for planning permission to build the home of your dreams.
THE AUCTION:
To help you become the successful bidder I will advise the guide price for this land is £11500.00
As the successful bidder you are offered the exclusive option to purchase this land at your final bid price.
Your option will last for 6 weeks or 42 days following the end of the auction.
This should give sufficient time to visit the property, make further enquiries. and proceed to contract..
HOLDING FEE:
To secure the opportunity to purchase this land at the auction price for the next 42 days there is a £500 holding fee which you must pay to me within 7 days following the end of the auction.( PayPal or eBay ).
This fee will be refunded to you in full when you have signed the 'Compromis de Vente' and have paid the legal deposit.
'Compromis de Vente'
This is a contract signed by both the vendor and purchaser to seal the deal and map out the French property purchase process. A completion date will be set at this stage. From this point the vendor is legally obliged to sell you the property and you are legally committed to the purchase subject to any conditions agreed. In the case of land sales there is no cooling off period.
TERMS OF BUSINESS:
The sale will be conducted under French Law, with all selling and legal expenses paid by the purchaser.
I will be instructing a local Notaire. In France it is usual for the Notairer to act for both parties in the transaction. I will provide you with contact details so you can instruct her too.
