PRIVATE SALE.......Conveyance is in my name and all taxes are up to date. The house is free of incumbrances/mortgage/debts etc. Estate Agents please refrain from contact. Thank you.The above house is situated in the medieval historical part of the exclusive village of Bocairent. In the Valencian province, but slightly nearer Alicante. The house has had quite a bit of work done on the shell.....outside, floors, roofing, beams are all in good, nearly new solid condition. It now needs the internal part done. No damp. Water, electricity, bathroom, kitchen, tiles etc. according to taste. This can all be done locally, or diy, as there are local building suppliers....the ESTIMATE of work is between ten and twenty thousand euros. Although this can be done for a lot less......The village is 6 km. south of Ontinyent. Hour's drive to Valencia/Alicante airports and the coast from north to south. Very, very good fast road connections. After the Battle of Almansa in 1707, Bocairent had to go with the Valencians for political reasons, the village is therefore more connected to Valencia than Alicante administratively and legally. Buses (from the village) and trains (from Ontinyent) daily. Safe and secure - with the Guardia Civil and Local Police stationed in the village.....not much comes in. When they do, they are quickly sorted......The Conveyance is up to date, and all tax and papers are up to date. This will be a legal sale according to Spanish Law. Agreement on the price depends on how/when/where payment is arranged. Local and official searches will be clear of debt or incumbrances and the house is sold as such. The house is listed Grade II, however as the work required is internal, there will be no problem with Planning. All existing windows can be enlarged, but not added. The utility services are obliged to supply. There is a fresh water public fountain almost outside for building work. Parking and access is 30 meters away. There are no cars in the Medieval village, so silence is absolutely golden, and air is squeeky clean!!!! Altitude is approx 600 meters and there are inclines and cobbled streets. This part of the village has not changed since the Roman times, and Roman bridges and arquitecture are still in use. There are advantages and disadvantages in living history, please bear this in mind if you are old and infirm or disabled. There are not many, a handful only, of English residents, and the tourism is cultural, Benidorm is an hour away. The village is culturally Spanish with Moors and Christians fiestas etc. and of course the language is Spanish.....English is not generally known. Ideal investment, living accommodation, pied a terre or buy to let with licenses.....which the Council is keen to promote. The house and the little street is coming out on lots of promotional videos and photographs for tourism - which indicates how pretty it is.I have another house here, since the early 1990s, which I'm keeping!!! I'm looking to finance other adventures and have had this house for over 20 years...hence sale. Love it......it's got a good yin/yan, light about it.The house......you enter through the front door into a room 3x3mtrs, with another 3 x 2.5 mtr room to the right (kitchen/bathroom?) (photo 3). Exposed beams and small window in smaller room. Ample storage at the back. Opposite the door there are short stairs up to the sitting room, 6/7 mtrs x 5mtrs (photo 4) looking out over the front of the village (photo 2/12). The back of the sitting room (photo 5) there are the doors to the main bedroom right (photo 6) 3x3 mtrs, and left another room (photo 7/8) 3 x 2.5mtrs (the old kitchen with fireplace and chimney and high ceilings), which are above the entrance rooms. Coming out of the main bedroom to the sitting room there are more short stairs to the low gallery, which could be used as another guest bedroom. As mentioned, the beams/roof/floor are newish and in good solid condition. The house is independent from the neighbours. All measurements and information is non-binding, and approximate. It is hoped that all personal residential paperwork is done by yourselves, as each person is unique and different. I have more photos if required, contact me through Ebay and I can facilitate contact details. I am looking for a buyer that has finance in place, and hopefully already knows Spain and it's foibles..... and is ready to go through an uncomplicated sale. You can, of course put this into a SL. The price is based on offers and circumstances and will consider reasonable ones. Depending on where and when payment can be made and how!!! We all know the Spanish system !!!!!No Estate Agents, or scammers please, for more info. and photos - Ebay messages or 07927607868 and I would be very grateful if you wouldn't "bang" the "buy it now" button....please contact me....THANK YOU :)Cracking little house....needs love and attention.....and a beautiful, happy village, and very friendly and accommodating - I've been here a looooong time, since the early 90s.
