we are moving onto a boat soon and are therefore selling some land/property in Costa Rica.
At our finca/ranch we offer:
A property of your choice in the high valley of Costa Rica - this offer refers to a property of 1,670m2 (8-A, 8-B, 8-C).
P-A-N-O-R-A-M-I-C V-I-E-W over the entire Central Valley and the volcanoes behind it. Most of the plots border to streams with many cascades and waterfalls.
Plot size of your choice.
A footpath to the cascades on the creek was created between the full lots. At the end there is a small viewing terrace/seating area with a view of a waterfall.
The paths and the terrace can be used by all owners. Depending on the location of the property, the "hike" "takes" less than two minutes.
Natural therapy: Relaxing here for half an hour replaces a two-week vacation, guaranteed!

Other: Tropical vegetation, many fruit trees, immense wildlife, own drinking water with excellent quality (laboratory tested), streams, beautiful waterfalls and cascades, road (mostly asphalt), electric gate with access control and stone bridge with seating and terrace - all in completed in 2011.
Excellent mobile network coverage including Internet, so the DSL at the finca entrance is obsolete.
No so-called "HOA-fees" (homeowners association fees), only approx. $40 USD per month per full lot for cleaning/maintenance of the private road.
The properties are at an altitude of approx. 1,500 m and thus offer eternal spring temperatures. Around 25°C during the day and around 16°C at night. Air conditioning is therefore not necessary.
I would like to point out that the properties are on the drier (southern) side of the Central Valley, which makes the use of dehumidifiers unnecessary.
Tropical and subtropical vegetation can be found on the finca, including bananas, mangoes, avocados, papayas, water apples, limes, oranges, tangerines, medlars, coffee and macadamias. Also ideal for self-catering.
Apazote (for stomach problems), Moringa (the all-purpose weapon), Katuk (nutty taste), Pitanga, Frijol de Palo (pigeon pea), Juanilama (tea for gastritis, insomnia, migraines and much more), ginger and turmeric were planted.
The branches of the trees are partially bent by the colorful bromeliads, many heliconias grow along the streams, rubber trees, lianas and many other tropical plants.
Small pine forest, two streams with drinking water and cascades are in the immediate vicinity. At the entrance to the property you drive past a few small cascades and two 6m waterfalls. At the entrance to the finca, a small platform with a seating area was built next to the cascades, which can be used by the owners of the property, e.g. for BBQ's etc.
The mountains of the southern Central Valley and some large fincas are located next to and behind the properties. You can spend hours or days hiking, mountain biking, horseback riding, fishing and of course enjoying the great outdoors. Incidentally, the distance from the property to the Pacific is just 45km, some hike, ride or bike through it in one day. The route by car through the mountains is just as beautiful (approx. 2:15 hours).
From eagles, hawks, parakeets, hummingbirds, sloths and armadillos, turtles, kinkajous, rabbits and deer to the rare, hidden ocelot, there are countless other animals to see here. The legendary quetzal also lives here.

The plots are being sold in US dollars and if you do some research you will find that the pricing of the offer is serious and moderate for the fantastic location.

Before we get into the details, a quick background on this project.
Many years ago we bought this finca in a fantastic location that was way too big for us.
The idea was to split up and sell the bottom half of the finca and keep the top half for ourselves.
Sustainable self-sufficiency, we wanted to keep some horses, goats and chickens there, possibly grow vegetables, herbs, macadamias and avocados etc. and get back to nature a bit.
Only partially worked. We will be moving onto a boat and only keeping one of the top lots.
The lower lots (#1 through #6) were all sold years ago (Americans, Belgians, Costa Ricans, Germans, Canadians, Russians).
The upper plots - with a fantastic view - are already split, but are NOT BUILDING LAND, at least not yet. That's why I'm offering them at extremely low prices.
There are drinking water springs on several of the upper plots, but no “viviendas”, i.e. residential buildings with solid foundations, are allowed to be built there at the moment.
"Encontenedores" (container houses), tiny houses, "cabanas" (cabins), "galpones" (stables, shelters, garages) are no problem.
Tiny homes usually have the great advantage that they stand on axles, i.e. are vehicles in the sense of the law, so you can also "park" several tiny houses on your property.
I repeat: NO BUILDING LAND at the moment. While you can nest and modularize multiple tiny homes, a house with a solid foundation (usually concrete) is NOT currently allowed.
(Although some neighbors have done so. The "multas", the fines here, are surprisingly low for illegal buildings and usually range in the two or three-digit dollar range (sic!)...)
Briefly on the subject of houses, I absolutely advise against container houses made of old steel containers.
The concept may work well in many (drier) countries, but in the tropics a steel container very quickly ends up as an oversized sauna.
A friend's company (specialist in wood and vehicle construction) manufactures high-quality modular Tiny Houses.
You can purchase a basic module and then expand it with additional modules as required. This is how houses come in "standard", "L" and "U" shapes. The usable areas range from almost 30m2 to approx. 100m2. He paid particular attention to an open design with lots of outdoor and terrace use.
Basic module: 7.20m x 3.60m, around 26m2 intelligent floor space plus terrace.
Turnkey including living room, bedroom, kitchen and bathroom furniture, sink, taps, antibacterial water filter, stove, large refrigerator, shower tray, mirror, doors and windows, toilet, solar hot water system, water reservoir 750 liters, generously dimensioned photovoltaic system including panels , batteries, inverters, etc., electrical and sanitary installation, 3-chamber septic system including installation.
Pushing the entrance and the building site as well as excavators for the septic system (max. two days) is also included in the price.
So, buy bedding, food, kitchen stuff and move in.
Price: $24,900 US - only valid until the end of June 2022, from July 2022: $29,900 US.

When it comes to properties, we attach great importance to:
- Minimal running costs
Water and drinking water are free. Sewage for free using 3-chamber septic tank, electricity using solar system/battery/s, property tax per year $70 USD per full lot (correct: per year), cooking/cooling using gas, cleaning and maintenance of the private access road approx. $40 USD per month per full lot. Tiny house insurance around $320 USD annually.
I would like to make it clear once again that although public electricity is available at the entrance to the finca, it is used by only one owner of the plots that have already been sold. There are several reasons for this: On the one hand, there are many power cuts and voltage fluctuations in Costa Rica. Both are annoying and destroy light bulbs and sometimes one or the other electrical device with great regularity.
These reasons and the high solar yield made the desire for a fully autonomous power supply a reality.
In other words, from a cost perspective, it would not be profitable to use public electricity. The solution using solar panels (approx. 1,850kWh/m2/year) is simply too simple and inexpensive, not to say cheap.
- Maximum flexibility
You can decide whether you are the sole owner or a community of owners with a maximum of three other parties.
You decide whether you want to live in your tiny home yourself or rent it out partially via AirBnB.
A neighbor offers goat hiking in the mountains with two goats and would like to rent one or two tiny houses for his customers.
- Life quality
Of course, you can also cultivate your property. In the tropics, however, 1000 m2 is almost too much for domestic use.
One is always amazed... ...in Costa Rica everything grows much faster and not only six but 12 months.
There is clay under the plots at a depth of about one meter. There are no limits to usage. Swimming pond, clay oven, chicken coop made of clay, everything can be realized quickly, free of charge and sustainably.
We have personally built a bamboo and adobe chicken coop, works perfectly, as well as an adobe rocket stove for our rancho. Didn't take three hours and works great.
The streams and springs on the property supply water of excellent, tested drinking water quality, and the local "Asada" also draws its water from us for the village below.

The properties are already registered in the land register.

Postmodern cancel culture and political correctness are unknown in Costa Rica. You can talk openly about anything here.
Freedom and freedom of speech, which is sometimes trampled on in some countries, is upheld here. Very high.
Issue of COVID & division of vaccinated and unvaccinated? Also completely unknown. It's not even a topic that worries anyone here.
Tropical laissez-faire at its best.
Oomp. language barrier?
Not here. All neighbors speak English and/or German.
- Security - in a nutshell
Take a look at the region and the immediate surroundings of the finca or the property, then you will know and feel what I mean. We are a bit in the country here - but in the immediate vicinity of the city.
In other words: peace and security. You won't find large alarm systems, barred urbanizations with security guards and security fences here.
