Not just a single storey workers cottage but also a whole hillside (5,000m2 approx. as per red outline on plan) in a superb location within a short distance of the beach and all amenities but with space and privacy. Situated between Malaga and Almeria airports (1.0 - 1.5 hours). Some of the land has been terraced to provide an area for a building plot, parking and access which is quite steep although can be used by car. The first stage building has been completed under architect supervision and is secure and weather proof with new steel doors and windows with security shutters. It is almost impossible to buy a property with land, so close to the Mediterranean. With it’s prime coastal location the potential is huge for anyone buying at this time while prices are so low. With the cost of the second stage estimated at around 50,000 euros (much less for anyone able to carry out much of the work themselves) and a finished value of several hundred thousand euros this property offers huge potential for anyone capable of taking it on.
The attached plan indicates the vehicle access to the property in green (approx. 2km). There is a second potential access to the bottom of the site shown in purple which would be of huge benefit. This would require a stepped/ramped construction using ballast cages but would hugely reduce the distance from La Mamola to a few hundred metres. The building has been empty for some 10 years and more recently been used by itinerant workers. We are selling due to retirement and regret that we were unable to complete the project before we became too old! It will however make a fantastic second home, or place in the sun for a younger couple.
We have not visited for several years and the acces lane and land will have become overgrown since the photos were taken and will need some work. We also cannot be certain there are no squatters as it has been empty for so long and although a generally peaceful and safe area that tends to happen when a property is left. However squatting is illegal in Spain and can be simply remedied as part of the legal purchase process IF necessary. Please be aware the purchaser pays the legal costs in Spain which can add several thousand euros. More than one quote should be obtained as prices vary significantly. The sale price is very low for a detached property with land and close sea views and reflects the money required to complete this project.
